We're on the lookout for a Operations and Property Manager based in the UAE, to become an integral part of our team.
Salary compensation : AED 15,000.

The company has several subsidiaries including operating brands (The Myriad & URBN) and technology services. The company is run by a team of professionals that cover Investments, Legal & Deal Structuring, Finance, Operations and Administration, Marketing, Project Development, Engineering and Technology
Role overview :
The purpose of this position is overseeing daily operations of the company and its assets, ensuring that the property is well-maintained, efficient, and meets the needs of its occupants.
The role involves managing maintenance and repairs, coordinating with vendors, ensuring compliance with regulations and safety standards, and optimizing the property for cost-effective operations.
Key Responsibilities :
Operations
- Assist in developing and implementing operational strategies to increase productivity, profitability and customer satisfaction.
- Spearhead day-to-day operations of multiple students housing communities, ensuring strict adherence to company standards and policies.
- Ensure coordination between the corporate office and on-site teams, enhancing resident satisfaction and optimizing property performance.
- Formulate and execute operational strategies to elevate resident satisfaction, bolster retention rates, and drive overall profitability.
- Foster collaboration with property managers, leasing teams,
maintenance staff, and other departments to streamline processes and enhance workflow efficiency.
- Review and recommend to the management whether the company has adequate and suitable resources to complete its activities (e.
g. people, material, equipment etc.)
Audit and inspect / Quality Control
- Conduct regular inspections to ensure vendors KPIs are met.
- Monitor and manage energy consumption, contributing to sustainability goals.
- Maintaining asset register and ensuring that all items are properly recorded, added or disposed.
- Maintain all warranty files and ensure equipment is serviced as need.
- Ensuring all equipment's functionality and usage to the best of the equipment's capabilities and ensure their regular maintenance and upkeep.
- Analyzing data to identify trends and areas for improvement, leading continuous improvement initiatives and providing training and support to staff.
- Oversee quality assurance activities, ensuring strict compliance with relevant regulations.
- Ensure all government rules, regulations and requirements are followed.
Financial
- Analyze financial reports in relation to property management.
- Implement and monitor key performance indicators (KPIs) to evaluate operational effectiveness, driving data-driven decision-making for performance enhancement.
- Develop and maintain budgets, overseeing expenditures, and identifying cost-saving opportunities.
- Contracts management and negotiations.
- Preparation of a Yearly, bi-yearly and monthly upkeep sheet.
- Collaboration with vendors for property services.
- Review and recommend to the management on whether the company has the adequate and suitable resources to complete its activities (e.
g. people, material, equipment etc.)
- To support HR with developing an organizational structure including job description of required personal.
- Support with setting KPI's for either internal or external staff related to operations.
- Support HR with staff reviewing, training and hiring.
- Support HR with budget development.
Reporting
- Preparing operating reports.
- Coordinate with cross-functional teams and provide reports on quality metrics.
- Conduct ongoing communication with the team and provide real-time assessment of operational matters to ensure seamless execution.
Property Upkeep
Ensure the property is kept as per company policies and procedures including scheduled maintenance, preventative maintenance, overall internal and external maintenance and housekeeping.
7. Safety and Compliance
- Ensure the property's safety and security protocols are adhered to with priority to residents.
- Maintain surveillance systems such as CCTV cameras to enhance security monitoring and response capabilities for all students and staff.
- Maintain a high profile in the promotion of safe working conditions and practices to provide a safe working environment for all employees and contractors.
- Collaborate with HR Department to ensure that safety policies and procedures are implemented and followed.
- Conduct regular safety inspections to identify and address potential hazards, ensuring compliance with health and safety regulations.
- Ensure compliance with health and safety regulations and standards related to cleaning and sanitation practices in all areas including F&B; and leased out areas.
Other
- Support with the review of operations and procedures and make amendments and improvements where necessary.
- Collaborate with management to plan and schedule events.
- Ensure that the property's facilities and resources are prepared to be set up according to the event requirements.
- Collaborate with construction and development teams by providing efficient operational inputs during the design and execution phase of the project.
- Prior to projects completion and at handover,
support the project team with all required inspections as well as testing and commissioning.
Requirements :
- Bachelor's degree in Business, Engineering or related field.
- 9 years of experience in Operations and Property Management.
- In depth knowledge of the Dubai / UAE property market.
- Understanding of facilities Management processes
- Analytical and review skills with the ability to draw the correct conclusions from reviews
- Time management and organization skills with the ability to prioritize and multi-task
